- If I like it and it’s overpriced I’ll probably wait or find a new house. If a buyer is in a hurry to find a hope you like your property but if it’s overpriced they won’t have time to wait for that price to drop and will probably just move on to a more reasonably priced home. Price your home correctly the first time and you won’t miss out on the right buyer.
- Make sure you know what your home looks like to potential buyers. Check it out online; view it from the street as a buyer, make sure there’s enough pictures online and on the flyer to give buyers a good representation of your home. Make sure those images appeal to buyers; cleanup rooms, snap pictures and flattering light, and make sure there’s enough light in each room before taking the picture. If you’re not satisfied redo them.
- Know that buyers are looking at dozens of professionally staged homes each week. The bar is set really high when it comes to staging. Professional home stagers spare no expense when it comes to staging model homes in showrooms. Buyers are looking for those professionally staged homes that are pristine and clean. Buyers realize they are not getting the furniture or the setting when they purchase the home but offering them the best look for the home is a surefire way to get as much profit out of the property as possible.
- Don’t be insulted when buyers nitpick your home. Complaining about a lot of details and really being specific typically means that buyers are interested in the home and what they would do differently should they purchase it. Just because you may overhear unpleasantries about your home doesn’t mean the buyer is trying to be mean but simply trying to envision themselves living there.
- Don’t be insulted by a lowball offer. All buyers want the best deal possible when purchasing anything and a home is no different. If you’re unhappy with an offer simply counter offer for more until the buyer and seller can come together over a reasonable price. You might be surprised at what started out as a lowball offer will eventually be an acceptable price.
